Crawl Space Repair in
Petersburg, VA
Crawl space repair for homes across Petersburg and the surrounding area, from our shop in South Hill. We look at the property through both the pest and the moisture lens on the same visit.
How We Approach Crawl Space Repair Here
Sagging floors, musty air and rotting joists all trace back to the same place.
The crawl space is the part of a house nobody looks at until something above it goes wrong. Soft or bouncing floors, a musty smell that will not clear, allergy symptoms that get worse indoors, doors that stop closing properly and rising energy bills are all symptoms that commonly originate below the floor. Our crawl space repair work covers the structural side and the moisture side together: reinforcing or replacing joists, girders and sills weakened by long term damp, rebuilding the piers and posts the floor system bears on, and correcting the drainage and ground moisture that caused the deterioration in the first place. Because we also handle termite and pest work, we check for active insects before any framing is repaired.

The Tri-Cities carry some of the oldest housing in our service area. Here is what that means underneath.
Older Housing Stock
Historic and mid century homes sit on open crawl spaces where dirt floors and failing barriers let ground moisture into the framing.
Humid Summers
Long humid seasons keep crawl space wood damp well past the point where decay and insects take an interest.
Termite Pressure
Old mulch beds, mature landscaping and wood to soil contact around porches give termites a direct route inside.
Crawl Space Repair Signs We Check For in Petersburg
- Musty Odors in the House The smell you cannot find in any room is usually coming from the space under all of them.
- Sagging or Bouncing Floors A floor that gives underfoot is describing the condition of the wood and supports beneath it.
- Standing Water in the Crawl Space Water pooled under the house is the ground telling you it cannot hold what the weather gave it.
- Cupping Hardwood and Laminate Floors Board edges higher than board centers is a moisture reading, taken by your floor.
Crawl Space Repair Methods We Use in Petersburg
- Controlling Crawl Space Moisture Water first, then vapor, then air. Each step only works once the one before it is done.
- Insulated Crawl Space Door The last opening into a sealed crawl space, built to close tight.
- Crawl Space Drainage System French drain material along the footing, sloped to a sump pump, so water has somewhere to go.
- Adjustable Steel Support Jacks Steel posts on proper footings that carry a beam or girder where the framing spans too far.
- Girder and Beam Replacement Renewing the main beam that carries your floor joists to the piers.
- Reducing Pests in the Crawl Space Fewer ways in, less to eat and drink, and treatment for what is already there.
- Sill Plate and Band Board Replacement Renewing the wood where the floor system meets the foundation wall.
- Sistering Floor Joists A new joist fastened alongside a weakened one, so the pair carries the floor together.
- Crawl Space Sump Pump The pump that lifts collected water out from under your house.
