Reducing Pests in the Crawl Space
Fewer ways in, less to eat and drink, and treatment for what is already there.
What Reducing Pests in the Crawl Space Involves and When It Is the Right Call
Why does the crawl space matter so much for pests? Most of the insects people call about in this region are moisture pests. They need damp air and damp ground, and a vented crawl space over bare soil gives them both all year. Foundation vents, gaps around pipes and wires, and an unsealed sill plate are the entry points, and they are the same openings rodents use. Insulation hanging from the joists is nesting material. So the conditions that make a crawl space wet are the same conditions that fill it with pests, and correcting one goes a long way toward correcting the other.
Sealing is the first part, and it is honest to say what it does and does not do. Closing the vents, screening what stays open, sealing utility penetrations and the gap along the sill plate, and fitting a gasketed access door removes the easy ways in. It does not make a house sealed. Pests are persistent, and the goal is to take away the routes that carry the most traffic, so what does arrive can be dealt with by routine service rather than constant pressure.
Removing harborage is the second part. Wet soil, standing water and damp wood are what the insects live on, and drying the space through drainage, a vapor barrier and a dehumidifier takes those away. Where rodents have been nesting, contaminated insulation and nesting material are removed so the space can be sanitized and so new nests are not built in old ones.
Treatment is the third part, and a crew that also does pest work can do it on the spot. Termite activity found in a joist or sill is treated directly, and voids that need it are drilled and injected. Exposed crawl space wood can be treated with a borate to make it a poor food source. Rodent activity is addressed with bait in tamper resistant stations only. An ant nest in a void is injected. What we find is written up so you know what was there and what was done about it.
How We Reduce Pests in the Crawl Space
Inspect for activity and entry points
Before any sealing starts we look for what is living in the crawl space and how it gets in: droppings, mud tubes, damaged wood, webbing, and the vents, penetrations and sill gaps that connect the space to outside.
Treat what is found
Termite activity is treated directly in the wood and voids are drilled and injected where needed. Rodent activity gets bait in tamper resistant stations. Ant nests in voids are injected. Treatment comes before sealing so nothing is closed in.
Remove contaminated material and harborage
Where rodents have nested, soiled insulation and nesting material are removed. Debris, scrap wood and other harborage on the crawl space floor are cleared so pests have less to live under.
Seal the openings
Foundation vents are sealed, utility penetrations and the sill plate gap are closed, and screens are fitted where an opening has to stay. A gasketed access door replaces a loose one. We seal the routes that carry the most traffic rather than promising every gap.
Take away the moisture
Drainage where water enters, a vapor barrier over the ground and a dehumidifier sized for the space remove the damp that moisture pests need. This is the step that changes the crawl space from a reservoir into a place pests have little reason to be.
Keep looking
Pest pressure from the surrounding property does not stop, so the space is checked on later visits for new activity or new openings. Where a pest program is in place, the crawl space is part of what the technician looks at.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
