What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
When a floor moves, the supports underneath it are as likely a cause as the wood itself.
A pier and beam house does not rest on a slab. It sits on a grid of masonry or block piers and wood posts, spaced across the crawl space, carrying beams that carry the floor joists above them. The design has real advantages: the plumbing and wiring stay reachable, and the structure sits above the ground rather than on it. It also means the whole floor system depends on a set of individual supports, and any one of them can fail on its own.
Supports fail in ways that have little to do with rot. A pier settles because the soil under its footing moved or was never compacted properly. A post shifts off its bearing point. A footing turns out to be undersized for the load it carries, or absent entirely under a section someone added later. Block piers crack and lose bearing capacity while the wood above them is still sound. In each case the floor drops locally, which is why the symptoms often appear in one room rather than across a whole house.
What you notice upstairs is a floor that slopes or feels soft underfoot, doors and windows that stick or stop latching, and gaps opening where trim meets the floor. Those signs point at the support system, but they can equally come from decayed joists and girders, which is a different repair. Telling the two apart is what the inspection is for.
We assess and repair or replace the failing support posts and piers that have shifted, deteriorated or lost bearing capacity, restoring the level, stable base the floor system depends on. Where a span was never adequately supported, adjustable supports are set on proper footings to carry it. Where the wood members themselves are the problem rather than the supports, that work is covered under crawl space structural repair, and most houses that need one need some of the other.
Our technicians inspect all of the crawl space structural components together, so the report covers the supports, the wood, the connections and any moisture or pest conditions feeding the damage. Because we work on both the pest and the structural side, the structural cause and the conditions behind it can be assessed in the same visit.
Each method is matched to what the inspection finds at your property. Read how each one works and when it is the right call.
Water first, then vapor, then air. Each step only works once the one before it is done.
The last opening into a sealed crawl space, built to close tight.
French drain material along the footing, sloped to a sump pump, so water has somewhere to go.
Steel posts on proper footings that carry a beam or girder where the framing spans too far.
Renewing the main beam that carries your floor joists to the piers.
Fewer ways in, less to eat and drink, and treatment for what is already there.
Summer dew points stay high across our service region for much of the season, which means traditional vented crawl spaces pull humid outside air into the home all season. Combined with high water tables and clay backfill, vented crawls become mold incubators. Sealing and dehumidifying the crawl space is what holds up in this climate, and it is what the current code contemplates.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
If the inspection points to a different problem or a simpler solution, we’ll explain that and recommend the appropriate next step.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
