Adjustable Steel Supports for Sagging Floors
Steel posts on proper footings that carry a beam or girder where the framing spans too far.
What Adjustable Steel Support Jacks Are and When They Are the Right Call
When are steel supports the right call? Three situations cover most of what we see. A girder spans too far between masonry piers and sags in the middle. A pier has settled, cracked or been undermined by water moving through the crawl space, so the beam it carried has dropped. Or a run of joists spans farther than its depth allows, so the floor bounces or dips even though the wood itself is sound. In each case the framing needs another bearing point, and a post on a footing provides one without rebuilding the beam.
When are they not the right call? If the girder or joists have decayed, a post under rotten wood shores a member that still needs replacing. If the sag comes from the foundation wall or the sill plate, adding supports in the middle of the crawl space does not address it. And a post set on bare soil or a loose block rather than a proper footing will settle, so the footing matters as much as the post.
The work starts with the footing. Soil is dug out to firm ground and a concrete footing pad is poured, or a precast footing is set on compacted base, sized for the load it will carry. The post is placed on the footing under the beam, or under a new steel I beam that is first set across the joists. The threaded head is then turned to take up the load. Where a floor has sagged, that is done a little at a time over more than one visit, because framing and finishes above have adjusted to the sag and are stressed if it is removed all at once.
Expect a straightforward install compared with replacing framing, and expect honesty about how flat the floor will end up. Expect us to check the supports again on a later visit and adjust if the footing has bedded in. And expect the moisture correction to follow, since a pier that washed out did so because water was moving under the house.
How We Install Adjustable Steel Support Jacks
Find the span or bearing problem
We check whether the sag comes from a beam spanning too far, a failed pier or joists that are too shallow for their span, and confirm the wood itself is sound. A post under decayed framing is the wrong repair.
Pour or set the footing
Soil is excavated to firm ground at each post location and a concrete footing is poured, or a precast footing is bedded on compacted base. The footing is sized to spread the load into the soil so the post does not settle.
Set the beam if one is needed
Where a run of joists needs support, a steel I beam is positioned across their underside so several joists share each post. Where an existing girder is being supported, the post goes directly under it with a plate between steel and wood.
Raise to load gradually
The threaded head of each post is turned until it just carries the framing. A floor that has sagged is brought up in small steps, sometimes across more than one visit, so the structure above is not stressed.
Check and adjust on a return visit
Once the footings have carried load for a while we check each post for settlement and turn the head to fine tune the height. The supports are recorded in the job notes so later crawl space work is planned around them.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
