Controlling Crawl Space Moisture in the Right Order
Water first, then vapor, then air. Each step only works once the one before it is done.
What Controlling Crawl Space Moisture Involves and When It Is the Right Call
Why does the framing come first? Because everything after it covers the framing up or depends on it. Joists, sill plates, band boards and girders that moisture has weakened are sistered or replaced before any drain or barrier goes in, so the work that follows protects sound wood and nobody has to cut open a new barrier to reach a rotten joist. Many of these projects include framing repair.
Why does drainage come before the barrier? A vapor barrier stops vapor. It does nothing useful against liquid water, and laid over wet ground it traps water underneath, keeps the soil saturated and pools where the poly dips. Where water enters as liquid, French drain material along the footing carries it to a sump pump first. Then the ground is dry enough that a barrier over it is stopping vapor rather than hiding a puddle. Where the inspection finds no liquid water, this step is skipped, and that is a decision made under the house rather than from the driveway.
Why does the barrier come before the dehumidifier? A dehumidifier removes moisture from air. Bare soil gives off vapor continuously, and open vents bring in humid outside air all summer. A dehumidifier over bare ground with the vents open is trying to dry the outdoors, and it runs constantly without catching up. With R 10 insulation board on the walls, 20 mil poly sealed across the ground and up the walls and piers, the vents sealed and a gasketed door in place, the remaining moisture load is small and steady, and a dehumidifier sized at 70 pints per day per 1,000 square feet can hold it.
What should you expect? A sequence rather than a single visit, and honest advice about which steps your crawl space needs. Expect us to look at gutters, downspouts and grade outside and to tell you when part of the problem is outside the house. The system needs the door kept closed and the dehumidifier and sump checked from time to time.
How We Control Crawl Space Moisture
Assess and repair the framing
Joists, sill plates, band boards and girders are checked for moisture damage and sistered or replaced where needed. This happens first so the barrier and drain protect sound wood and are not cut open later.
Drain the liquid water
Where water is entering, a trench along the footing is filled with French drain material sloped to a sump basin, and a sump pump with optional battery backup lifts the water outside. Where no liquid water is found, this step is not needed.
Insulate the foundation walls
R 10 insulation board is fixed to the inside of the foundation walls and extends about two feet laterally, so the walls stop acting as a cold surface where humid air condenses.
Seal the ground, walls and piers
20 mil poly is laid across the crawl space floor and run up the walls and around the piers, with the seams and edges sealed. This stops soil vapor and is much heavier than the builder grade sheeting found under many older houses.
Seal the vents and build the door
Every foundation vent is sealed and a new insulated access door with a gasket is built. With the ground covered, these are the last openings letting humid outside air in.
Install and size the dehumidifier
A dehumidifier sized at 70 pints per day per 1,000 square feet is installed with its drain routed to the sump or outside. It handles the small moisture load that remains once the other steps are done.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
