Crawl Space Encapsulation: Warning Signs to Look For

What Crawl Space Air and Moisture Warning Signs Can Tell You
Both of these are noticed upstairs, which is why they are easy to attribute to something else. Cold floors in winter get blamed on the flooring or the furnace. Condensation on ducts and HVAC vents gets blamed on the system. In a house over a vented crawl space, both are often reporting the same thing: the space below is exchanging air with the outside, and the floor system is sitting in the middle of that exchange.
The season tells you which mechanism is at work. Cold floors are a winter complaint, when outside air is moving under an uninsulated floor. Duct condensation is a summer one, when humid air reaches a cold surface and gives up its moisture on it. A house that reports both across the year is describing a crawl space that is unconditioned in both directions.
What these signs cannot tell you is whether the answer is sealing, insulation, drainage or some of each. That depends on what is under the house, and the only way to know is to go and look.

A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
