Sill Plate and Band Board Replacement
Renewing the wood where the floor system meets the foundation wall.
What Sill Plate and Band Board Replacement Is and When It Is the Right Call
How do you know the sill or band board is the problem? From inside the crawl space, the signs are soft or crumbling wood along the top of the foundation wall, a gap opening between the sill and the block, a band board that has bowed outward, or termite damage concentrated where wood meets masonry. From inside the house, the floor may slope toward the outside wall or an exterior door may have gone out of square. The inspection probes the full run rather than one spot, because damage along a sill tends to follow the wettest stretch of wall.
Replacement is the right call when the wood has lost enough section that it no longer carries load reliably, or when decay has gone through the sill into the bottom of the wall studs above. Sistering is not an option here, since the sill lies flat on masonry and the band board is what the joist ends fasten to. A short stretch of damage is cut out and replaced; damage along a whole wall means the whole run is renewed.
The work is done in sections so the house is never without support. Temporary beams and adjustable supports are set under the joists a few feet in from the wall to carry the floor and the wall above it. The damaged band board and sill are then cut free and removed, the top of the foundation wall is cleaned and checked, and new pressure treated lumber is set in place and anchored. The joist ends are fastened into the new band board, and the shoring comes out.
Expect the work to take longer than a joist repair, because the wall above has to be carried the whole time and anchors, siding fasteners and utilities often run through the area. Expect us to look hard at why the sill got wet. A replaced sill over a block wall that is still wicking water will decay the same way, so this repair almost always sits at the front of a larger moisture correction under the house.
How We Replace a Sill Plate or Band Board
Map the damaged run
We probe the sill plate and band board along the full length of the wall and mark where sound wood begins and ends. Damage is cut back to solid material, so the marked run is often longer than the soft spot you can see.
Shore the floor and wall
Temporary beams on adjustable supports are set under the joists close to the wall to carry the floor and the exterior wall above. Load is taken up gradually so nothing above moves suddenly.
Remove the damaged wood
Fasteners into the joist ends and anchors into the block are cut, and the band board and sill are removed in manageable sections. The top of the foundation wall is cleaned of debris and checked for loose or damaged block.
Set the new sill and band board
Pressure treated lumber of matching size is cut to fit, set on the wall and anchored to the masonry. The new band board is fastened to each joist end so the floor is tied back to the foundation.
Release the shoring and check
Temporary supports are lowered a little at a time and removed once the new wood is carrying the load. We check the wall line, the door openings above and the floor edge before we leave.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
