Steel Support Posts For A Sagging Floor
Adjustable steel supports on proper footings carry the girders and joists a crawl space floor rests on.
What Crawl Space Support Posts Are and When They Are the Right Call
A floor system carries load down through the joists to the girders, then through the piers to the ground. When a girder spans too far between piers, or a pier has sunk or tilted in wet clay, the wood between bearing points deflects under load. The fix is more bearing points. An adjustable steel support is a steel post with a threaded top that sits on a footing and is turned up until it takes the load from the girder or joist above it.
The footing is the part that decides whether the repair holds. A post set on bare soil in a damp crawl space will settle, especially in the red clay across southern Virginia and northern North Carolina, which softens when wet and shrinks when it dries. We set each post on a proper footing sized for the load it will carry, so the weight ends up on ground that can take it.
Support posts and steel I beams work together. Where a girder is sound but lacks bearing, posts alone add the support it needs. Where the girder itself has rotted, been cut or was never big enough, a steel I beam takes over the span and the posts carry the beam. The carbon fiber strips we use on foundation walls are a different repair. They hold a wall against soil pressure and do nothing for a sagging floor.
Damaged wood is dealt with before steel goes in. Joists are the most common repair we make, then the band board, the sill plate and girders, each sistered or replaced case by case. Posting up a girder that is soft with rot only moves the problem.
A floor that has sagged for years will not always come fully level, because finishes, plumbing and framing have adapted to the slope. The goal is a floor that is solid, supported and no longer moving. Rozier Pest Control & Waterproofing does the framing, steel and moisture work with one team, and we will tell you at the inspection how much correction is realistic.
How We Install Crawl Space Support Posts
Inspect the framing and the piers
We crawl the space and check each girder, joist, band board and sill plate for decay, deflection and cut or notched members. We also look at the piers and at where water is entering, because that decides what has to happen before any steel goes in.
Repair the damaged wood first
Joists, band board, sill plate and girders that moisture has damaged are sistered or replaced, decided case by case. Steel set under rotten wood is not a repair, so this comes before posts or beams.
Set proper footings
Each post location gets a footing sized for the load it will carry, so the post is not bearing on soft clay. Footings go where the span needs bearing, not just where an old pier happens to be.
Install the posts and any I beam
Adjustable steel supports are set on the footings under the girder or joists. Where the girder cannot be saved or the span is too long, a steel I beam is installed and the posts carry the beam.
Bring the floor up gradually
The posts are adjusted in stages to take up the load without stressing finishes, plumbing or the framing above. We check the floor from upstairs as we go.
Deal with the moisture
A floor that sagged because the crawl space stayed wet will keep taking damage unless the water is controlled. Drainage, vapor barrier and dehumidifier work is scoped at the same inspection.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
