What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
The termites do the delivery. The stations tell us when they have started.
What is a termite baiting system? It is the alternative to liquid soil treatment. Instead of putting termiticide into the soil around the foundation, we install bait stations in the ground around the perimeter of the house at set intervals. Each station holds material termites feed on. Subterranean termites forage through the soil constantly, and when a foraging party finds a station it begins feeding and recruits others to it. The bait carries a slow acting active ingredient, and the workers carry it back and share it through the colony. Over time the colony declines.
The word slow matters. Bait works through the colony's own feeding and grooming rather than through contact, which is what lets it reach termites that never come near the house. It also means results build over weeks and months rather than days. The stations are monitored, and we check them on a schedule we set with you, so we know when termites have found a station, how much they are feeding, and when activity has stopped.
Baiting suits some properties better than liquid treatment. Houses with a well close to the foundation, properties with drainage that would move a liquid treatment, finished spaces where drilling is not wanted, and structures with slabs, porches and additions that make a continuous trench difficult are all candidates. It is also used where a homeowner prefers an approach that puts less product into the soil overall.
We install baiting systems, and we treat that as a decision to make with you rather than for you. At the inspection we look at how the house sits on its lot, what is under and around it, and where the termites are active, and we recommend liquid treatment or bait stations on that basis. Sometimes the answer is both: direct treatment of an active access point along with stations around the perimeter.
What baiting does not do is treat the wood that is already infested. If termites are in a sill plate today, the stations will reach the colony over time, but the activity in that wood is dealt with directly as part of the plan.
Like any termite work, baiting is a program rather than an event. The stations stay in the ground, they get checked, and the property keeps being looked at. Termite pressure in our region does not stop, and neither should the looking.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
A mineral based treatment that protects exposed wood from termites and rot after the crawl space is dried out.
Small drilled holes carry termiticide into block voids and under slabs and porches.
When termites are already in the framing, the wood gets treated directly.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
If the inspection points to a different problem or a simpler solution, we’ll explain that and recommend the appropriate next step.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
