What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
For framing that is still sound but has been living in damp conditions.
Wood under a house decays for one reason: it stayed wet long enough for decay fungi to establish. Once the moisture is corrected the fungi go dormant, but framing that was exposed for years is often left with surface decay, softened fibers and a history that makes it more attractive to termites and carpenter ants than sound dry wood. Wood treatment addresses that exposed framing after the moisture problem is solved.
We should say up front that this is a service we offer and seldom get asked for. Most homeowners do not look under the house until a floor sags or a smell will not clear, and by then the damage is far enough along that the joist, sill or girder needs sistering or replacing rather than treating. Wood treatment is for framing that is still structurally sound but has been exposed to damp conditions, and for the sound framing next to a repair, so the same problem does not start again a few feet over.
The treatment itself is a product applied to the exposed surfaces of joists, sills, band boards, girders and the subfloor. It works against the fungi that cause rot and against wood destroying insects that feed on or tunnel through wood. It soaks into the surface fibers and stays there, so the wood is a poorer host for anything that tries to colonize it later.
It has a clear limit, and we will be direct about it. Treatment does not restore strength to wood that has already decayed. A joist that has lost a third of its depth to rot is still a compromised joist after it is treated. Where the inspection finds wood that has lost bearing capacity, that is structural repair work, and the treatment goes on the sound wood around it, not in place of the repair.
The order of work matters as well. Treating wood in a crawl space that is still wet, still venting humid summer air onto cool framing or still taking on water after rain buys very little, because the conditions that caused the problem are still there. Wood treatment follows moisture correction, whether that is drainage, a vapor barrier and dehumidifier through encapsulation, or simply fixing a leak.
If you ask us about wood treatment, the crawl space inspection tells us whether your framing is a candidate for it or whether it has moved past that point. The inspection is free, and if the honest answer is that treatment would not help your house, that is what we will say.
Each method is matched to what the inspection finds at your property. Read how each one works and when it is the right call.
Water first, then vapor, then air. Each step only works once the one before it is done.
The last opening into a sealed crawl space, built to close tight.
French drain material along the footing, sloped to a sump pump, so water has somewhere to go.
Steel posts on proper footings that carry a beam or girder where the framing spans too far.
Renewing the main beam that carries your floor joists to the piers.
Fewer ways in, less to eat and drink, and treatment for what is already there.
Summer dew points stay high across our service region for much of the season, which means traditional vented crawl spaces pull humid outside air into the home all season. Combined with high water tables and clay backfill, vented crawls become mold incubators. Sealing and dehumidifying the crawl space is what holds up in this climate, and it is what the current code contemplates.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
Wood treatment is the wrong purchase when the framing has already lost strength. Sagging floors, joists that crumble under a screwdriver or a sill plate you can push a finger into need structural repair, and treatment on its own would leave the real problem in place.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
