What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
The small ants on the counter are odorous house ants, and spraying them makes the trail move.
The small brown or black ants trailing across a kitchen counter, along a windowsill or up the side of a trash can are almost always odorous house ants. Most people call them sugar ants. They are about an eighth of an inch long, and if you crush one it gives off a smell often described as rotten coconut, which is where the name comes from. They are the most common ant call we take, by a wide margin.
Odorous house ants are drawn to sweets, but they will feed on grease, pet food and crumbs, and they need water more than anything else. That is why the trail so often ends at a sink, a dishwasher, a pet bowl or a damp spot under a leaking pipe. Weather moves them indoors. Heavy rain floods shallow outdoor nests and drives the colony inside. A dry spell sends workers in looking for water. Either way, the ants you see are foragers following a scent trail back to a nest that may be under mulch, under a slab, behind siding or inside a wall void.
This species is hard to spray away for a specific reason. A colony can have many queens and many nests, and when workers are killed with a repellent spray the colony responds by splitting and relocating. The trail disappears from the counter and reappears a week later along a different cabinet. Homeowners often go through several cans of spray this way and end up with more nests than they started with.
Our approach begins with a free inspection with no obligation. A technician follows the trails to find where the ants are entering and, where possible, where they are nesting. Then we place baits along the active trails. Bait works with the ants' own behavior. Foraging workers carry it back and share it through the colony, so the product reaches the queens and the brood instead of only the workers you can see. We also apply non repellent treatment at entry points and, where a nest sits in a wall void, treat it directly. We ask you to leave the trails alone for a few days after the visit so the workers keep feeding.
Small habits help the treatment hold. Wipe up spills, keep sweets sealed, rinse recycling and fix the drip under the sink. Ants are covered under our pest prevention program, which services the home on a recurring schedule, and for most households that is the simplest way to keep sugar ants at the lowest practical level through the year.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
Treat the mounds you can see, or the whole lawn when the colonies are everywhere.
A treated zone the ants cannot detect, so they walk through it and carry it home.
A residual band around the house that ants have to cross to get in.
Workers carry the bait home and share it, so the colony is treated where it lives.
When the colony lives in the wall, the treatment goes into the wall.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.

If the ants are large, black and coming from a spot where you have found sawdust, they are probably carpenter ants, which need a different approach.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
