Treating Where The House Meets Damp Ground
A residual application along the basement and garage perimeter, where moisture pests collect.
What a Basement and Garage Perimeter Treatment Is and When It Is the Right Call
Camel crickets, millipedes and earwigs are moisture pests. Outdoors they live in leaf litter, mulch and the red clay against the foundation, which holds water instead of draining it. When that ground gets too wet or too dry, or nights turn cold, they move to the nearest cool, damp shelter, and a block basement or slab garage is exactly that. They come in under the garage door, through the slab edge and through the same openings crawl space insects use, then stay low along the walls.
The treatment is a residual liquid applied along the perimeter, inside and out. Inside, we treat the slab to wall joint, the lower course of block, the thresholds and the areas around drains, sump pits and utility penetrations. Outside, the same wall is treated at grade along the foundation line, including the garage door track and corners. The product we use for recurring exterior work is microencapsulated, made to hold up through rain and sun for 90 to 120 days. Indoors, the application stays on the edges and dries to a residue insects contact as they travel the wall.
This is the right call when a basement or garage is where you see the insects, the lower walls and floor edge feel damp, and the traffic runs along the walls rather than at one or two spots. It is not a fix for a basement that takes in water. Block walls that seep after rain keep drawing moisture pests no matter what is sprayed. The interior drain and wall barrier we install for basement water is the answer there, and we say so when the inspection finds it.
Expect a visit that treats the edges and leaves the open floor alone. Items stored against the walls may need moving. The technician points out where the insects are entering and what moisture is feeding them, including gutters, downspouts and grade outside, so you know when the fix is outside the house. The population is held at the lowest practical level between treatments. Insects keep arriving from the damp ground around the structure.
How We Treat a Basement and Garage Perimeter
Inspect the basement or garage
We look for the insects and their signs along the walls, check the slab edge and lower block for dampness, and note where they are entering. The inspection is free and comes with no obligation.
Clear the perimeter
Stored items are moved back from the walls as needed so the full edge can be reached.
Treat the interior edges
A residual liquid is applied to the joint between slab and wall, the lower course of block, the thresholds and the areas around drains, sump pits and penetrations.
Treat the exterior at grade
The same walls are treated outside along the foundation line, including the garage door track and corners, with a microencapsulated product that holds up through rain and sun for 90 to 120 days.
Report the moisture picture
We tell you what is feeding the insects, whether that is damp ground against the wall, a seeping wall or an open gap, and which of those we can correct.
A Local, Family Owned Team in South Hill
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.
