What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
A sealed cover turns the hardest item to treat into the easiest one to inspect.
Why cover a mattress instead of treating it or throwing it out? A mattress and box spring are the two items in a bedroom with the most seams, folds and hidden interior space, and they are the items closest to the person being bitten. Treating every internal fold is not practical, and replacing them is expensive and often unnecessary. An encasement takes a different approach. It seals the whole item inside a tightly woven, zippered cover so that anything still inside cannot get out to feed and anything outside cannot get in to hide.
Mattress and box spring encasements may be used as part of our bed bug treatment plan. They are fitted after the liquid treatment of the room, usually on the first visit. Bed bugs sealed inside cannot reach a host and eventually die. The smooth outer surface also makes later inspections far simpler, because a fresh fecal spot on a plain white cover is easy to see, while the same spot on a patterned mattress seam is easy to miss.
Not every cover does this job. A standard mattress protector is meant for spills and does not seal the item. A bed bug encasement covers all six sides, uses a fine weave a bed bug cannot bite through, and has a zipper with a small enough gap and an end stop that a nymph cannot squeeze through. Once fitted, the encasement stays on. If it is removed during the following months, whatever was sealed inside is released.
Encasements are one part of a plan rather than the plan itself. They do nothing about bed bugs in the frame, headboard, nightstand or baseboards, which is where the liquid treatment does its work. They also cannot be used on a mattress that is torn or soaked through, and we will tell you if an item is beyond covering. Where the mattress and box spring are sound, encasements let you keep them, avoid the cost of replacement, and make the follow up visits more accurate.
Living with an encasement is simple. Handle it gently when changing sheets, check that the zipper stays fully closed, and let your technician know if it tears. Beyond that there is nothing to maintain, and most people forget it is there.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
If the inspection points to a different problem or a simpler solution, we’ll explain that and recommend the appropriate next step.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
