What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
One is a small indoor breeder. The other is a large outdoor visitor. They need different work.
Two cockroaches account for most of the calls we take, and they could hardly be more different. Knowing which one you have tells you where it came from, where the population lives and what kind of treatment will actually work.
Start with size. A German cockroach is small, about half an inch long as an adult, and light brown or tan. Look for two dark stripes running lengthwise on the shield behind the head. Young ones are smaller and darker, with a single pale stripe down the back. An American cockroach is big, often an inch and a half long, reddish brown, with a pale yellowish band around the edge of the same shield. If the cockroach looks large enough to make you step back, it is not a German cockroach.
Next, location. German cockroaches live indoors in warm, tight spaces near food and water. You find them in kitchens and bathrooms, behind the refrigerator, inside appliance housings, in cabinet hinges and around the sink plumbing. Seeing several small ones, or seeing them in daylight, points to an established population. American cockroaches come from outside and below. They live in sewers, drains, damp crawl spaces and basements, and they wander in one or two at a time through drains, pipe gaps and vents. You are more likely to see one in a bathroom or basement than in a kitchen cabinet.
Behavior separates them too. German cockroaches breed fast and rarely fly. A female carries an egg case holding thirty or more young, and a small problem can become a large one in a couple of months. American cockroaches breed slowly, live for a year or more and can fly short distances, which is why one on the ceiling causes such a stir.
The treatment differs because the biology does. A German cockroach population lives in your kitchen, so the work goes to the harborage. A light problem is treated with bait alone, which the cockroaches carry back and share. A severe infestation gets a HEPA vacuum cleanout to remove live insects, egg cases and debris, followed by a liquid application. An American cockroach population lives in the ground and the drains, so the work goes to the routes. We advise you to fix water leaks first, then apply a general spray inside the home, underneath it and around the exterior. Bait alone does little for a species that is passing through, and a general spray does little for one hiding inside a dishwasher.
If you are not sure, catch one in a jar or take a clear photo next to a coin for scale. The inspection is free, carries no obligation, and settles it.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
A small amount of bait, placed where cockroaches feed, reaches insects you never see.
A general spray inside, under and around the home for the cockroaches that come in from outside.
Removing insects, egg cases and the conditions that feed them makes the treatment that follows work.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
If the inspection points to a different problem or a simpler solution, we’ll explain that and recommend the appropriate next step.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.

Pest ControlGerman cockroaches live indoors all year and hide in kitchen and bathroom gaps, so sprays often miss them. What usually works, and what usually does not.
