What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
A large, dark, outdoor cockroach that comes in from the trees, the gutters and the mulch.
The smoky brown cockroach is a large, glossy, very dark brown cockroach, an inch or more long, with the same color from head to wing tip. It looks a lot like the American cockroach at a glance, but it is darker and lacks the pale band behind the head. Adults fly well and are drawn to lights, so they often arrive on a porch or come through an open door on a warm evening.
This is an outdoor species that likes the conditions our region offers in abundance: warmth, humidity and shade. Smoky brown cockroaches live in leaf litter, mulch beds, woodpiles, tree holes, ivy, clogged gutters and the soffits and eaves of a house. Wooded and lakeside lots hold them well because the ground stays damp under the canopy. From the trees and the roofline they move into attics, then down into wall voids and living spaces, and they also come in at ground level through crawl space vents and gaps under doors. Finding them in an attic or upstairs is a strong clue that they are entering high rather than low.
They dry out faster than most cockroaches, so they stay close to water. A leaking gutter that keeps a fascia board wet, a dripping outdoor faucet, a damp crawl space or condensation on an attic duct all give them what they need to stay near the house. That is why the first thing we advise, before treating, is to fix any water leaks around the home.
Then a technician applies a general spray inside the home, underneath it in the crawl space, and around the exterior, with attention to the foundation, entry points and the shaded, mulched areas where the population rests during the day. Treating all three zones matters with this species. Treating only the interior deals with the ones already inside while the population in the yard keeps sending replacements.
The inspection is free and carries no obligation, and it looks at the property as much as the house. Mulch piled against the foundation, leaf litter under shrubs, woodpiles beside the wall and gutters full of debris all hold smoky brown cockroaches close. Moving those a few feet away from the house, keeping gutters clear and turning off unneeded outdoor lights at night reduce the pressure alongside treatment. Because this species lives in the landscape around every house in our region, the realistic aim is to hold the population on your property at the lowest practical level and close the routes in.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
A small amount of bait, placed where cockroaches feed, reaches insects you never see.

Removing insects, egg cases and the conditions that feed them makes the treatment that follows work.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

If the cockroaches are small and concentrated around your kitchen, they are German cockroaches, and a general spray is the wrong tool for them.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
