What Affects the Cost
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
The stink bugs on your sunny wall in October are looking for a place to spend the winter.
Why are stink bugs all over the sunny side of my house in the fall? Because they are shopping for a winter shelter, and a warm wall with a few gaps in it is exactly what they want. The brown marmorated stink bug is a shield shaped insect about five eighths of an inch long, mottled brown and gray, with alternating light and dark bands on the antennae and along the edge of the body. It is an invasive species from East Asia that reached the mid Atlantic in the late 1990s and is now common across southern Virginia and northern North Carolina. The name comes from the sharp odor it releases when crushed or frightened.
Through the summer stink bugs live outdoors, feeding on fruit, vegetables, soybeans and ornamental plants. In September and October, as days shorten, the adults gather on warm, sunny, light colored exterior walls and start working their way into any gap they can find: under siding, behind fascia and trim, around window frames, at soffit vents and utility penetrations, and under shingles. From there they settle into wall voids, attics and the spaces behind insulation, where they go dormant.
They do not breed indoors, they do not bite or sting, and they do not damage the structure or eat anything in the house. The problem is spring and warm winter days. Heat from the sun or the furnace wakes some of them, and they wander out of the wall into the living space through light fixtures, outlets, window frames and gaps at the ceiling, buzzing clumsily around lamps and windows. A house that took in a few hundred in October can keep producing them from January to May.
Our approach is timed to the fall. The inspection identifies the sunny walls where they gather and the gaps they are using. The technician applies an exterior treatment to those surfaces and entry points during the weeks they are trying to get in, which is when a treatment does the most good, and treats the harborage that can be reached. Sealing is the other half: caulking gaps around frames and penetrations, repairing screens and fitting tight vent covers reduces how many find a way in.
Indoors, in winter and spring, the useful tool is a vacuum. Vacuuming stink bugs up and emptying the bag or canister outside removes them without the odor. Spraying inside a wall void where bugs are already dormant is rarely worthwhile, and we will say so. Stink bug coverage is part of the pest prevention program, and the fall exterior visit is what holds the numbers at the lowest practical level.
We choose the treatment method based on what we find during the inspection and the type of pest problem on the property.
A precise aerosol injection along baseboards, door frames and kitchen gaps, not a fog.
A residual application along the basement and garage perimeter, where moisture pests collect.
Camel crickets, millipedes and earwigs come in through openings you can close.
Generic advice treats every market identically. Humid summers, wooded lots and a great deal of older housing stock give this region a moisture profile that drives both structural damage and pest pressure, which is why our diagnosis starts with where the home sits and how it is built, not just with the symptom you called about.
For much of the year the outside air across this region holds more moisture than the air under a crawl space. That inverts the assumption foundation vents were built on. Warm, humid air enters through the vents, meets the cooler surfaces beneath the floor, and condenses on joists, ductwork and insulation. The vents intended to dry the space are wetting it instead.
That single mechanism explains most of what we are called out for. Damp framing softens and decays. Mold establishes and its odor rises into the living space through the floor. Termites, cockroaches and rodents are drawn to exactly those conditions. Treating the insects without addressing the moisture underneath simply resets the clock.
Around Lake Gaston and across the forested parts of Mecklenburg, Brunswick, Warren and Halifax counties, shade and tree cover keep soil damp well after the surrounding area has dried. Standing water lingers, foundations stay wet longer after rain, and mosquito habitat persists through more of the season. Properties like these frequently need drainage attention before any treatment is worth doing.
Petersburg and Danville in particular carry a great deal of older housing, and age brings construction details that predate current moisture practice: open crawl spaces with bare soil, wood in direct contact with the ground, original drainage that has silted up, and decades of accumulated repairs. An inspection of a house like that has to read the whole system rather than one symptom.
The signs below are the most common pest and moisture indicators we see in homes in our region. Any of them is worth having looked at during an inspection.
Our specialists evaluate the underlying cause before recommending any work. Inspections are at no cost and there's no obligation to proceed.
Rozier is a family owned, faith-driven company based in South Hill. Because moisture is what invites termites and rodents in the first place, real prevention starts below the surface.
We treat the infestation and correct the moisture conditions that caused it, instead of handing you to a second contractor.
Each home we visit is assessed through a pest lens and a moisture lens, because underneath a house they are the same problem.
We do not arrive with a predetermined treatment and a timer running. What we propose follows from what we find.
Children, pets and sensitive family members are part of the decision about what gets used and how it is applied.

Every home is different, so the cost depends on what we find during the inspection. We provide a written estimate based on the scope of work, access, and site conditions.
Pricing depends on the size of the property, the extent of the problem, and how easy the area is to access.
If the inspection points to a different problem or a simpler solution, we’ll explain that and recommend the appropriate next step.
We put the scope and price in writing before work starts, so you know what has been recommended and what it will cost.
